烟台房价惨遭14连跌?回升在望

[摘要] 烟台新建商品住宅价格7月份环比下跌0.1%,同比下跌6.8%。二手房价格环比持平,同比下跌6.4%。烟台新房价格环比已经连续14个月下跌,二手房环比13连跌后,7月份止跌,与上月持平。

从4月份开始似乎就一直在说“烟台房价有望结束连跌”,然并卵,到现在已经7月了,烟台房价依然没有上涨。8月18日,国家统计局公布了“2015年7月份70个大中城市住宅销售价格变动情况”,数据显示,7月份,烟台新建商品住宅价格7月份环比下跌0.1%,同比下跌6.8%。二手房价格环比持平,同比下跌6.4%。烟台新房价格环比已经连续14个月下跌,二手房环比13连跌后,7月份止跌,与上月持平。

统计局数据显示,7月份,70个城市中房价环比上涨的城市增至31个,29个城市房价下跌,降幅大0.7%。同比,70个大中城市房价下跌67个,上涨城市3个,为北京、上海、深圳。新建商品住宅与二手住宅价格同比上涨城市个数均比上月增加1个,分别为3个和5个;同比降幅比上月收窄的城市分别为61个和63个。70个大中城市新建商品住宅价格同比综合平均继续下降,降幅收窄为0.4%;二手住宅价格同比综合平均已由上月下降转为上涨,涨幅为0.2%。

国家统计局城市司高级统计师刘建伟解读称,7月份房地产市场总体延续上月走势,新建商品住宅销量比上月略有增长,房价环比继续上涨,但涨幅收窄。从上涨城市个数看,新建商品住宅价格环比上涨的城市比上月增加4个,持平的城市比上月增加1个;二手住宅价格环比上涨的城市比上月减少3个,持平的城市比上月增加5个。从涨幅看,7月份70个大中城市新建商品住宅和二手住宅价格环比综合平均涨幅分别比上月回落0.2和0.1个百分点。一线城市房价环比全部上涨且涨幅仍然较高,绝大部分二线城市房价环比上涨但涨幅低于一线城市,大部分三线城市房价环比仍然下降。

具体到山东来看,纳入统计的四个城市房价环比依然是有涨有跌,同比则仍全部下跌,但跌幅均明显减小。7月份,房价环比上涨的城市仅剩下青岛一个,涨幅为0.2%,济南、烟台、济宁则环比下跌,济南在6月份回涨之后,并未守住涨势,7月跌0.2%。济宁环比跌幅骤然扩大,达到了0.6%。同比来看,跌幅大的是青岛相比去年同期下跌7.9%,但是青岛同比跌幅收窄幅度也大,相比6月份收窄1.3个百分点。同比跌幅小的是济南,为3.6%,比上月收窄1个百分点。二手房方面,环比下跌的城市仅剩下济宁一个,跌幅为0.1%,而济南环比涨幅则为0.5%,涨幅较大,四城市二手房价格或将在下月迎来全面上涨。

烟台新建商品住宅价格7月份环比下跌0.1%,相比前一个月跌幅收窄0.1个百分点,同比下跌6.8%,跌幅收窄0.6个百分点。二手房价格环比与上月持平,在经历了13连跌之后,烟台二手房价格率先止跌,同比下跌6.4%,收窄0.9个百分点,同比跌幅也出现明显收窄。7月份,烟台新建商品价格虽然已连续14个月环比下跌,但房价跌幅进一步收窄。数据表明,烟台房价正在一步步趋稳。

从中指研究院的房价数据来看,7月份烟台新建住宅价格6399元/平米,环比两连涨,烟台房价表现稳定。然而对比2014年及2015年的同期数据我们不难看出,烟台房价仍然未回到2014年的水平,房价仍然有上涨的空间。纵观各方对烟台房价的评价,基本上以一个“稳”字为主:房价下滑基本停止,上涨仍在期待当中,总体上保持平稳的态势。我们应该看到,对于烟台这样房源供应量比较大的城市,房价上涨的空间已非常小,虽然个别特殊区域可能会有一定的上涨空间,但也不会大。
