烟台房价10连跌 回升在望

[摘要] 烟台房价同环比已经遭遇10连跌,新建商品住宅价格3月份环比下跌0.2%,同比下跌7.1%;二手房价格环比下跌0.5%,同比下跌7%。虽然全国房价仍处在下跌区间,但是随着各项利好政策的落地,楼市有望回暖,而房价或许将在不久的未来止跌回升。

4月18日,国家统计局发布了3月份70个大中城市住宅销售价格统计数据。数据显示,烟台房价同环比已经遭遇10连跌,新建商品住宅价格3月份环比下跌0.2%,同比下跌7.1%;二手房价格环比下跌0.5%,同比下跌7%。虽然房价仍处在下跌区间,但是随着各项利好政策的落地,楼市有望回暖,而房价或许将在不久的未来止跌回升。

数据显示,3月份70个大中城市新建商品住宅价格环比下降的城市有50个,比上月减少16个;持平和上涨的城市分别有8个和12个,分别比上月增加6个和10个;二手住宅价格环比下降的城市有48个,比上月减少13个;持平和上涨的城市分别有10个和12个,分别比上月增加6个和7个。一线城市新建商品住宅价格和二手住宅价格环比综合平均,分别由上月下降0.1%和持平转为本月上涨0.2%和0.3%。

同比方面,3月份70个大中城市新建商品住宅价格全部下降,相比上月增加1个。同比价格变动中同比价格变动中,大降幅为11.2%,小降幅为0.4%。二手房同比价格下降的城市有69个,上涨的城市有1个,与上月保持不变,其中价格上涨的城市为深圳。3月份,同比价格变动中,高涨幅为0.4%,低为下降13.5%。

国家统计局城市司高级统计师刘建伟对3月房价进行了解读。从环比来看,房价总体趋稳,城市间继续分化,二、三线城市新建商品住宅价格和二手住宅价格环比综合平均虽仍然下降,但降幅均比上月收窄。他认为,随着3月底楼市新政影响的逐步显现,预计未来销售量可能继续回稳。同时,随着环比房价由降转升,同比房价初步预计降幅将会收窄,并逐渐企稳。

在山东纳入统计的四个城市(济南、青岛、烟台、济宁)中,四城市仍然继续延续下跌态势,其中青岛环比下降0.6%,降幅大,相比上月缩小0.2个百分点。济南和烟台环比降幅均为0.2%,济宁降幅为0.4%,除青岛外,其余三城市环比降幅都维持稳定或。但是整体来看,四市房价均有所好转。同比方面,青岛降幅依然大,为9.3%,相比前一月扩大0.6个百分点;济宁跌幅小,为4.4%。与环比跌幅收窄不同,四城市房价同比跌幅仍在扩大。二手房价格变动与新房价格基本保持一致,环比价格跌幅以收窄为主,同比价格跌幅扩大。环比下跌幅度小的是济南,为0.2%,跌幅大的是烟台,0.5%;同比下跌幅度大的依然是烟台,为7%。

具体到烟台来看,2015年3月,烟台一二手房价仍然在下跌当中,但是受新政利好影响,3月份烟台房价环比跌幅继续收窄,相比之下,同比降幅则仍然继续扩大,新房降幅已跌破7%。3月份,烟台新建商品住宅环比下滑0.2%,同比下滑7.1%。二手房方面,环比下滑0.5%,同比下滑7%。烟台新建商品住宅价格继去年5月份环比停涨后,已连续10个月下跌。

从3月烟台新房分类价格指数来看,受环比房价跌幅整体缩小影响,各类型房源也价格也都有所好转,144平米以上房源跌幅大,为0.6%。同比方面,90平米及以下房源跌幅大,为7.2%,小的是90-144平米房源,为6.7%。

虽然烟台房价已经遭遇10连跌,但是楼市已经迎来重大利好。“3·30”房产新政的逐步落地,4月20日央行再次降准,都讲使楼市回暖的进程将加快,房价连跌趋势极有可能在近期结束。同时,楼市金三银四虽然惨淡经营,但是近期各项目新增供应房源量增加,预计5月推盘入市的房源量也将有明显上涨,因此,成交量或许将在5月迎来明显回升。
